⭐️⭐️⭐️⭐️⭐️ 5/5 — Wonderful Stay at FabHotel Grand Royal Palms We stayed at FabHotel Grand Royal Palms the night before yesterday, and our experience was truly pleasant. I contacted the owner directly for the booking, and he immediately arranged everything for us. The owner is a very calm and gentlemanly person, extremely polite and helpful, which made the entire process smooth and comfortable. The room was spacious, clean, and comfortable, and we were lucky to get a swimming pool view at a very reasonable price. Once we reached the hotel, we didn’t face any issues at all. They provided two towels, water bottles, and everything needed for a relaxed stay. At the reception, whenever we requested anything—like a pillow or a pillow change—they arranged it immediately. They also provided tissue papers without any delay. Their quick response and cooperative behavior added to our positive experience. Overall, it was a nice and peaceful stay, and I would definitely recommend this hotel to others looking for a budget-friendly yet comfortable option.

On arrival at destination we experienced a entire new vision. No proper reception as shown while doing the booking. Contacted the no. left on the table to get someone to attend us. They said the room are full and no rooms available as it was part paid. Well as per booking terms the balance was suppose to paid at the property on arrival. Nether at booking payment gateway asked for full payment. That was quite a set back trying to understand what went wrong. Later contacted the customer care 24x7. After couple of trials we did manage to get someone. I genuinely appreciate for the speedy response on our booking and they some how mange to get place in new guest house. Arif the person encharge at the said premises took immediate action to resolve the issues after he got called by the Customer care support . We got shifted to Karma palm resort which was just a distance from the actual booked site. This place was nice but did not meet our expectations. As bathroom wasn't giving bad odur. TV not working. Water got collected in the living area due to rain. If they had done proper house keeping this place is quite a stay to be in. I guess due to last minute we were moved in without proper housekeeping. Well this is one side of the story. The following day we got called saying there is someone who want to visit the place and see. I am like What is this. I will never appreciate someone invading our holiday experience during our stay. Apparently didn't get the good vibes since the time of arrival and we decided to leave the same day itself. If you wish to put up at this place please make sure full payment is done and make sure proper housekeeping is done before arrival and do contact the site to confirm all is in place. I had a dreadful experiences. Beside the negative the place is very close to the beach and good surrounding arounds

My stay at this hotel had both positive and challenging aspects. While the room itself was a suite and quite spacious, I was given a room in a separate building about 250 to 300 meters away from the main hotel, which was unexpected. This may not be the case for everyone, but it was my experience. One challenge was the lack of an elevator, which could be inconvenient for guests with heavy luggage. The mini-fridge in the room was not functioning, and there were no bed lamps. Additionally, the TV was not working, and the bathroom had drainage issues, causing water to accumulate after a shower. Drinking water was not provided in the room, and even at breakfast, a water bottle had to be purchased separately. The breakfast options were somewhat limited, with Upma, Poha, and Bread Omelet included, while other items were available at an additional cost. Additionally, both breakfast and access to the swimming pool required traveling to the main hotel, which could be inconvenient for some guests. There was also no safe locker in the room to store valuable items, which could be a concern for travelers carrying important belongings. Additionally, the room had a connecting balcony, which might not be ideal for newly married couples or guests looking for more privacy. On a positive note, the room had a small mini-kitchen, which was a nice addition, although it lacked cooking equipment. The highlight of my stay was the staff. They were warm, welcoming, and always greeted guests with a smile, which made the experience much better. Their hospitality is the reason I am giving this hotel 3 stars. I appreciate their efforts, and with some improvements to the facilities, the overall experience could be much better.

We booked this property for a staycation and paid extra for breakfast, expecting a comfortable and stress-free experience. Unfortunately, the stay was extremely disappointing. 1. Cleanliness & Maintenance (Major Concern): The bed linen was stained and unhygienic. The pool — which was the main reason we chose this hotel — was poorly maintained, with visible debris and insects. When we raised the issue, staff dismissed our concern instead of resolving it. 2. Service & Staff Management: The staff appeared poorly trained and confused. There was no one available at reception at night when we needed assistance. No blanket was provided for the extra bed, and the one we eventually received was in very poor condition. 3. Breakfast Experience: Despite paying extra for breakfast, the food options were extremely basic, and the coffee was overly sweet. The restaurant staff informed us that the hotel had not even been told about our breakfast add-on, causing unnecessary confusion. The service was also rude. Apart from the location and room size, the overall experience felt like a complete waste of money.

I had a very disappointing experience at this resort. The floor was extremely dirty, and the toilet seat was broken. Although the room was quite large, the AC was too small for the size of the room and did not cool properly. It took 7 hours for cooling. There was also a strong cigarette smell throughout the room, which made the stay uncomfortable.

This place is an absolute nightmare and should be shut down immediately. Every single piece of wooden furniture is crawling with bed bugs and insects — a serious health hazard. I left with bites and zero sleep. The bathroom has transparent glass offering no privacy at all, which is disturbing and unacceptable. There is no TV, the AC is completely non-functional, and nothing matches what is advertised. Basic amenities simply do not exist. The manager is shockingly rude, aggressive, and has no civic sense or professionalism. Instead of addressing complaints, he behaves arrogantly and speaks disrespectfully, as if guests are a burden. His attitude alone is enough to ruin the stay. This is not a hotel — it’s a scam disguised as accommodation. Save your money, your health, and your dignity. Do not stay here under any circumstances.

It was a waste of money. No extra mattress provided despite multiple requests and prior instructions at the time of booking. Nobody is found in the reception at night. No water bottle, no tv and a/c remote in the room. No rods to hang towels in the bathroom. Dustbin was dirty. Pathetic service.

Extremely Disappointed – FabHotels Needs to Re-Evaluate This Listing 1.Booked this property through FabHotels expecting a decent 3-star experience. What we got was far from acceptable. 2.Neglected and Poorly Maintained: The entire property feels rundown. Walls are stained, fixtures are broken, and cleanliness is clearly not a priority. 3. Unhygienic Pool: The pool was filthy—cloudy water, floating debris, and absolutely no signs of upkeep. It was unusable and frankly unsafe. 4.No Basic Room Amenities: The room lacked essentials—no toiletries, no drinking water, no kettle, no towels, and barely functioning air conditioning. Not even a single complimentary item that’s standard in any 3-star hotel. 5.Misleading Star Rating: This property does not meet the standards of a 3-star hotel. FabHotels should seriously reconsider listing it under that category. 6. Terrible Value for Money: For the price paid, this was a complete waste. There are far better options available at similar or even lower rates.

We booked for this and then we cancelled as there is no lift facility also no reception counter at all. Location is so tricky and they didn't come us to pick up as promised. We were just 70mtrs away. Taking my parents and daughter we left from Mangalore at 5.30 am in the morning and they made us wait for 45 mins to come just 70 MTRS and then we ourselves managed to find. After finding we were so disappointed and were cheated as they had no lift and construction work with painting and no entrance reception. And now they are not giving us refund. We need a refund . Our whole day was spoiled from morning 5.30 we reached Margao at 1 and no lunch luggage and parents aged 72 and 71. Didn't have a place to go. Finally evening at 5.30 we reached and booked rooms again at Margao residency. I will never book here again nor will I allow any of my friends and family get cheated here. Now also after sending pics of the property and explaining what we went through they are not giving us refund. Saying lift facility non availability is mentioned in their portal. What about no reception no entrance no location no guest coming to pick us up as promised. I have already reached out to you on email and you have replied no refund possible. Saying you have already mentioned about non availability of the lift facility. Just show me where it is mentioned. Also i suggest you to look at this and give the refund

Experience was totally a disaster. I had to change 3 rooms out of their 2 properties due to lack of amenities. I checked in at 12.30pm in first room and had to change to another one due to lack of chairs and TV. Chairs were kept in balcony in hot sun and we had no place to sit other than bed. Spoke to their customer service for 30mins regarding the issue and room change. We've been given another room and that room had same issues with the chairs and there were no knobs to change the speed of the fan lol and there were no bed lamps too,extra bonus we had to take the taunts of the receptionist stating we cannot use the rooms and change them as we want. I had to confront him though, cus we neither used the washroom to freshen up or change our attire after a long travel. So had to be on a call with another agent again for almost 50mins and this Fab customer service agent recommend me to go to their another property near by in order to check with them about the another room cuz the receptionist there was not answering his call. Finally they offered another one in Karma resort which is a old property with no wifi and Karma guys won't allow us to use cuz we are there by the 3rd party hotelier. The reason we had to change their 2nd property is because there rooms were bad too, we got to know because other guests were requesting for the room change over there. We finally got to checkin at Karma and this drama happened where in the lady who manages the property lost the keys and we had to wait downstairs till 5.30pm in the end they had to break it. Later on we had to change because there was issue with wifi, bed and TV was facing towards the floor. Overall the properties were not well maintained,they promised something and we had to experience something. Finally they gave us another property which is brand new, manager Ravi was really good with us. You can check my screenshots and images for better experience. Overall highlight, it took almost 10mins to locate the property. There was no name on the building and image was different then what it is portrayed online.
