Geyser was fault so couldn't get the hot water there. No parking space for vehicle. Drinking water was not available. Very short rooms.

Worst room i ever got. I never expect this from fabhotel. I am totally disappointed. Room is entirely different from the picture. Lots of mosquitoes are there. They provide goodnite mosquito killer. But the liquid was empty and i asked for refill 2-3 times but they didn't do that and also there is no power supply(electricity) for 1 night. They didn't gave me complimentary water. At the 3rd day i asked and they give me 500ml water . Rooms are tiny and dirty

Rooms were not at all near to the photos shown, very small and readers rooms, not cleaned, no drinking water provided. Staff is not helpful at all and very rude. Had very bad experience

Please don’t believe the fake ratings — this is a scam hotel putting up fake 5-star reviews. They don’t even have enough rooms for the number of ratings they seem to get every single day. I booked Hotel Landmark Residency after confirming with Fab Hotels customer care that I could check in early around 10 AM and check out the same day at 8 PM, without staying overnight. I even paid the full day’s charges for this arrangement. A day before my booking, I was told early check-in might not be possible, but they gave me the room at 10:45 AM, which was acceptable. However, the real shock came at 6:45 PM, when the staff insisted we check out immediately, threatening extra charges if we didn’t leave, just because they got another booking. They had no hesitation in pressuring us, even though it caused distress and panic, especially to my wife. This was one of the most unprofessional and unpleasant hotel experiences I have ever had. Totally unacceptable for a hotel with location in city like Mumbai

Scam?! I booked a room at this hotel through booking.com. They also go under the name FabHotel. I spoke to customer service a day prior to arrival, as to confirm my booking and early check in, who told me everything was in order. I kept on receiving messages from them with different payment links, which I thought was odd. The website specifically said it would be paid upon arrival. Luckily I didnt pay any advance. Upon arrival I was told that they DO NOT ACCEPT FOREIGNERS. I didnt understand why and also this was not mentioned anywhere on the site. I explained to them the situation, but the service desk employee didn‘t want to hear of it. As I looked for a solution, he wouldnt help me with any guidance as to another nearby hotel or recommendation of an open restaurant or place I could sit (all hotels nearby I contacted at that point would only check me in after midday, it was still pitch dark outside and cafes and restaurants were still closed). The area turned out to be quite secluded amoungst industrial buildings. As a female solo traveller, who just undertook a 16h train ride, I felt quite lost in this situation. I wouldnt recommend this place to anyone looking for a good rest and experience in Mumbai.

I had an utterly disappointing and infuriating experience with Abhinav, the manager. He initially quoted ₹18,000 for a 5-day stay at a specific hotel, took an advance payment, and then pulled a bait-and-switch on the 9th, claiming the hotel was fully booked. Instead, he offered an alternative hotel for one day without any prior notice. To add insult to injury, the hotel owner demanded an additional ₹1,200 for a bigger room, revealing that Abhinav had only paid ₹1,300. This blatant dishonesty led to a frustrating ordeal, wasting hours roaming around until 6 pm. It's appalling that the agency's employee resorted to cheating and taking advantage of clients. We were forced to pay a total of ₹20,700, a staggering ₹2,700 more than the agreed amount. They could have directly said that we won’t have rooms for 18k but they gave me guarantee about rooms nd after paying the advance which was 4,780 something they started this drama This experience exposes the agency's shady business practices, and I would caution others to be wary.

Upon our arrival at precisely 12:00 PM, we were asked to wait for five minutes before the staff escorted us to our room. The room was extremely small, with dirty walls and bedsheets in terrible condition. The pillows were of poor quality, and the sink tap was broken. Additionally, the TV was not operational. When I requested the manager to have someone deliver the package I had ordered to my room, I was told to come outside to collect it myself because they were busy. Later, after ordering food, it was delivered one and a half hours later, despite our repeated inquiries about the delay. Overall, my experience at Fab Super 7 Inn was terrible, and I will ensure I never stay there again.

Very rude staff. Found mouse in the bathroom. Cheap hotel cheap staff service. Everytime you enter they ask where are you going, which is your room. Staff is running after you asking why are you here. Even after check in staff will come knocking disturbing you. Hilarious Experience. Booked at a price asked for a night extension they charge you different amount. They are not even ready to cooperate. Wont even let friend to help pick luggage bag from the room! They say its fab or oyo they even dont know. “I dont know what attitude they have”

We had booked the room one day before, but just because we checked in at night they gave us the room with bad condition. 3 rooms were shown all had some or the other issue, the bedsheets were not clean or there was some smell in the room. The room we got the faucet had no stand, the knob of shower was broken, the vent in the bathroom was not working, there was no telephone and mainly the flush was not working. Plus the reception guy was rude when requested a better room. Not considering this place again.
