I had great experience at this hotel. Good and comfortable for stay, nice and calm environment of hotel. I am thankful of hotel's manager Mr. Suraj for his sweet gesture and helping nature and always ready to assist. He is so sweet and the rest of the staff are also nice.

In 1500 rs budget good hotel with good staff and good service

Shanit is the old name and they have covered the board. Now it goes by the name of IP Royal hotel (google it !) but still accepts bookings from FABHOTEL. I stayed here for 4 nights with family. had booked 2 rooms. Rooms are spacious and clean. the location is also good (near to karkarduma metro station). The staff is soft spoken. The service however needs a lot of improvement. Had to continuously follow up with housekeeping and other departments where my requests were acknowledge verbally but not addressed immediately or sometimes at all (like room cleaning, water bottle refills, etc.). For food, they stress on paying cash at the time of receiving the order. Had to request every time to get us a QR code or accept UPI. They do not accept card for food orders. The breakfast was a disaster for almost all days. They will have 1 thing only along with pathetic veg/cabbage sandwiches and that too, you would not get freshly prepared. The breakfast timing is from 9:00 to 10:30. However, if you reach by 10:00, most likely they would have removed the breakfast and you would have to request them to arrange, which they may prepare or get something from a nearby sweet shop. else, they will make the breakfast (like puri or tandoori paratha) in the start (around 9:00 AM) and leave it.. You will have to be content with whatever you get (even if it is hard or cold or both). they make tea at 9:00 and keep it in flasks that do not hold them hot. So, if you ask the tea, they will pour it in a cup and microwave it in front of you. Overall, satisfactory stay. It would have been way better if I had not included breakfast.

Horrible service. Behaviour and service of staffs and Reception is very bad. Neither I will recommend nor I myself will choose Fab Grand stay .

Extremely Disappointing Stay - A Nightmare Hotel Experience My recent stay was nothing short of a nightmare. From the moment I stepped into the hotel, it was evident that my experience was going to be far from pleasant. The following issues made my stay incredibly frustrating and disappointing, and I strongly believe a refund is warranted. Bad Behavior at Reception: The staff at the reception displayed rude and unprofessional behavior. Instead of providing a warm welcome, I was met with indifference and a complete lack of courtesy. It immediately set the tone for a negative experience. Smelly Room at Entry: As soon as I entered my room, I was hit by a strong unpleasant odor. It was apparent that the room had not been adequately cleaned or aired out, leaving me feeling incredibly uncomfortable and unwelcome. Soiled Linen and Dirty Towels: The linen on the bed was visibly soiled, and the towels provided had dirty and soiled marks on them. It was evident that proper hygiene standards were not being upheld, which is simply unacceptable for any hotel. Messy Washroom with Leaking Taps: The washroom was a complete disaster. The taps were leaking, creating a constant annoyance, and the overall cleanliness was appalling. It appeared as though the washroom had not been properly maintained or cleaned in quite some time. Missing Battery in TV Remote: It may seem like a minor issue, but the missing battery in the TV remote exemplified the lack of attention to detail and negligence on the part of the hotel staff. It's a basic necessity that should have been taken care of before my arrival. Thin Walls and Noise Disturbances: The walls in the hotel were paper-thin, allowing for excessive noise transfer from the adjacent room. I could hear every conversation, making it impossible to relax or get a good night's sleep. To make matters worse, there were girls crying in the adjoining room, which added to my discomfort and made the stay even more unbearable. No Breakfast Served and Unanswered Calls: Despite being advertised as having breakfast included, no breakfast was provided during my stay. Additionally, when I attempted to contact the reception to address my concerns, my calls went unanswered, leaving me feeling completely ignored and frustrated. In summary, my experience at [Hotel Name] was nothing short of a nightmare. The combination of bad behavior at reception, a smelly and unclean room, soiled linen and dirty towels, a messy washroom, missing TV remote battery, thin walls, noise disturbances, the lack of breakfast, and unanswered calls to reception made my stay incredibly unpleasant. I strongly believe that a refund is necessary, as this hotel failed to provide even the most basic level of comfort and service expected from an establishment in the hospitality industry

⭐ 2/5 – Disappointing Experience I stayed at this hotel recently and was quite disappointed. The TV in the room wasn’t working at all. The Wi-Fi was also not working, which made it very difficult to stay connected or get any work done. Despite informing the staff multiple times, no proper solution was provided. These are basic amenities that any hotel should offer without issues. Would not recommend staying here unless these problems are fixed.

The rooms were very small like any typical Oyo , didn’t expected such kind of services at this good location . They have delux and premium room , when I asked the helper if he can help with any better room as the one alotted was looking very shady , untidy , size of a matchbox! He said then go for premium room which was double the price (Offline they mentioned delux -2k , premium 4K with no meals ) . We already had paid by that time and had no other choice then. The quilt was dirty and room was very small. Outside food not allowed and kitchen also closed at night however on arguing he said “ok manga Lena bahar se” like he is doing big favour!

This is one of the worst hotel in delhi. Also fab hotel is doing fraud by providing these kind of hotels to customers after hefty charges of Rs. 2000/- per room. I booked multiple rooms for my guests who are visiting for family function and I feel so embarrassed after visiting the hotel. While booking this hotel, it is showing decent rooms, with double bed, large washroom, basic amenities etc but actually once we reach at hotel, rooms are so small and shady, full of foul smell, old bed sheets with bug bites, room walls are in very bad condition, toilets are awful and flush is not working, ACs are not working. Then I raised this issue to fab hotel and share video to customer care, they told me that in video room is similar what it was shown on website. They were all involve in this fraud, I got so pissed off after all this things in front of my guests, it was so disrespectful at that moment. Fab hotels is fraud, I paid Rs. 1500/- in advance, initially they told me that they will provide another fab hotel but later they deny and forced us to pay remaining balance even I told them that we will not stay at this worst place. They didn’t return my money after this fraud. So beware, don’t book this hotel by any website or app. Read reviews while booking.
