I booked this hotel a few days ago, primarily for its excellent connectivity, being conveniently close to both the airport and the railway station. The stay was comfortable, with all the essential amenities provided. What truly stood out was the exceptional service from the staff, especially Ayaz at the reception. He was incredibly responsive and helpful throughout our stay. We even left behind some valuable items, and Ayaz went above and beyond to ensure they were safely parcelled back to us without any hassle. His hospitality and dedication were truly unmatched. This was my first experience with FabHotels, and it turned out to be a truly worthwhile stay.

The hotel area seems very unsafe. The road is parked with trucks, tempos and other vehicles. Only the 2nd floor is the hotel and this is nowhere mentioned in Google, Booking.com. And there are other companies in the building and it looks abandoned. Photos put up on Google and booking.com - it looks like the entire building is the hotel. The rooms that we had booked were stuffy and had mold above the AC. There were black mold and it was unable to breathe. There was no light in the lift even at night, the reception area at the bottom is abandoned with no one in sight. Tube lights in the hallway and room are flickering. The electricity went out for many hours on one side of the room and there were 9 men on the floor, making it unsafe. There was also construction happening on the hotel floor and above, making it further unsafe. There are trucks on the road at night and the road looks dark and abandoned. Very unsafe. The hotel needs to take responsibility of providing the right photos and information. The rooms aren't well maintained and are stuffy. It is certainly unsafe for women. There wasn't anything Fab or royal or international about the hotel.

Rooms size are small.. no hot water in room... location is worst.. need to keep finding the hotel.. and it says near to airport which is not at all true... top of that road work is on so there was more issue to carry our luggage.

This place is absolutely abysmal. Don’t be fooled by ratings or reviews. We booked through booking.com where the photos make it seem like the full building is the hotel. It isn’t. It’s only one floor. The rear of the building is occupied by various small industrial businesses. The entrance lobby smelled of urine, and only one of three lifts was working. The rest were actually taped and barricaded. The lift that did work didn’t have electricity…in the night! The hotel is in an industrial area so expect it to be deserted at night. And i didn’t see a single woman in the area outside when i arrived at around 4. The manager assured us we would be safe but i don’t see how. Anyone going up and down the stairs would have full access to the rooms at all times of day or night. We were 3 women travelling for a course and believed the ratings and reviews we saw on booking.com. The rooms and bathrooms left much to be desired in terms of maintenance and overall cleanliness. I cannot stress enough how bad this place was. We left after 1 night, lost our booking money and moved to another hotel.

I would recommend never to stay here ... had a worst experience recently... they only behave formal on what's app and try to show that the hotel is good...if u go there..the 1st thing is location...very Shaddy... goofy... women or couples or families would never feel safe there.. The lifts are horrifying... flickering lights...water from AC all over the room.... washrooms not clean at all... And on all of this...they will charge u the rate that might make u think it is a good hotel .... Rooms don't have windows at all...very suffocating.... The hotel is only limited to 2nd floor... do not believe the Google images ...at all... Overall it was like visiting a horror movie set... And the wats app people will message like it is really a international hotel.

Room was not same as shown in the pictures, didn't get the room with any windows for which I had paid extra while booking. After requesting for room change there was no available room even after trying to contact Fab-hotel no help. Washroom was dirty and smelly. Room was claustrophobic and smelly and in a bad condition. In the same price you can get way better rooms in the nearby Area. Worst experience ever. Was stuck to stay will not recommend to anyone will either suggest them to stay away from it

The rooms shown in the images is very different to the actual ones. The location is far from the station also very bad, washrooms are stinky, refrigerator doesn't work, no fans (only AC) which was not highlighted initially, extra money was charges per water bottle, curtains and bedsheets are dirty. Only pros is that the staff was very polite. We tried cancelling our booking after seeing the rooms, however customer care wasn't responsive.

FOR THE MANAGEMENT AND TEAM RESPONSIBLE FOR THIS BRANCH. I HOPE THAT YOU SEE TO YOUR HOTEL’s REPUTATION - 1. Your pictures do not do justice at all on Booking.com As per the reservation we were supposed to get a room at the time of arrival (I had written a prior email requesting for early check in). However, when we got to the hotel , we were told to wait until 12pm which was 4 hours from our check in time. They did not even consider the fact of giving a room or considering the situation. We had to wonder around the streets of Mumbai tired and jet lagged and, then check in again at 12pm. 2. The deluxe room (booked as per the pictures) given to us was DINGY and small as if for a one night stand. After a talk and complain to the receptionist, we were given a Premium room which was slightly better than the other. How can you accommodate people in your small deluxe room having 3-4 luggages? I told the guy I am not paying extra for a premium room. The rooms are so close to each other that you could hear the other person and it was noisy since some guests were loud. 3. The furniture is old and not cleaned properly. Our bed had a burnt mark from a previous guest which wasn’t even changed. It’s a complete red flag!!!! 4. The geyser was broken long time and not fixed. Bare minimum toiletries. The bedsheets were stained, towels had a smell, no proper floor mat near toilet area, staff used torn towels as toilet mats. Window bars were not cleaned and dusty. The side lamps had dirty stains. The fridge and TV did a bit of justice as there was some entertainment channels. 5. Breakfast was basic and okay. Receptionist would call every morning to ask for breakfast (which was good part). The serving tray was broken. 6. The staff at Fab Royal International were friendly. We had no issues with them. They made sure to come and do house keeping. Although, house keeping wasn’t as per the expectations. 7. The hotel is located in a factory/industrial area so not much crowd, except during work end hours. 8. Guests staying at the hotel came in for 2-3 days max which was a better choice since it is cheap. I wouldn’t recommend someone staying for more than 2-3 days. 9. Please see that you have things fixed and not broken for guests staying at your hotel. It does not add value to your name - FabHotels. There are too many red flags. International guests, I would not recommend to stay here even though budget friendly price. 10. I gave 2 stars just for the staff.
